Price reduced and ready to sell!

This 3,070 SQ ft home in Avery Park is loaded with space, in a prime location, and tons of potential! While it is only listed as a 3BR/3BA, there is an office on the main level with a closet that could be easily converted to a 4th BR with an adjacent full bathroom. The kitchen is massive, open to the keeping

room with fireplace, and has a huge island for gatherings. The primary BR can accommodate even the largest furniture suites and has a sitting area that leads into the primary bathroom with dual vanity, separate tub/tile shower, and a massive walk-in closet! Upstairs you will find 2 more generous sized BRs, an open loft/living area, and another full BA.

The lot is very level, fenced-in, and features a very nice backyard with a large patio, hot tub, peach, persimmon, and apple trees. Avery Park is located in great school districts and within a few miles to Downtown Newnan and Ashley Park, easy proximity to I-85, and the neighborhood has pristine swim and tennis facilities to go along with

sidewalks and streetlights throughout. The HOA recently passed rental restrictions/limitations as well, which does limit this sale to owner occupants. This home could use some cosmetic updates, but has been well taken care of and with an acceptable offer the owner is willing to do any lender approved allowances/credits for flooring due to the carpet being worn and needing to be stretched, All furniture and the pool table are negotiable as well.
