Can you picture yourself at Biltmore Farms Hotels as a Maintenance Engineer? We can! As a Preventative Maintenance (PM) Tech, you will: Ensures the best possible lodging experience for each guest, within the framework of operating guidelines. Works alongside the Deep Clean Technician to coordinate and execute PMs and deep cleans in guestrooms. Will assist the Deep Clean Technician in moving furniture in the

guestrooms. Completes Preventive Maintenance program on a timely basis utilizing the Preventative Maintenance Reference Guide.

Records PMs in the Logistics App to track completed guestroom PMs. Performs walk-throughs inspections with the General Manager. Performs other such duties assigned by Management to meet guest or operational needs. Perform general maintenance duties throughout the hotel facility including: painting, hanging wallpaper, lighting repairs, electrical circuits and wiring, plumbing, HVAC, appliance repair, doors and locks, furniture, carpet and flooring. Responds quickly to emergency situations including checking areas when fire alarms are engaged or getting to water shut-offs in the event of a broken water line.

Wear the provided maintenance uniform and name tag and follow grooming and appearance guidelines. Essential Elements: The Preventative Maintenance (PM) Technician helps proactively address issues and ensures every guest room is fully operational and in optimum condition. PM Tech supports hotel brand initiatives to provide detailed preventative maintenance service. Assists the hotel Engineering department with special projects and communicating larger maintenance needs for outsourcing purposes. Specific Job Knowledge, Skills and Abilities: Must be also to use basic work tools and equipment required.

Able to patch holes, clean carpets, and paint walls. Able to guide maintenance team, contractors, and vendors on work duties to ensure completion. Must be equally productive working as part of a team, as well as under limited supervision. Possess a strong work ethic, able to prioritize, and have a strong sense of timeliness. Education & Experience: High School Diploma or GED required. Knowledge of basic work tools and equipment required. General knowledge of heating, air conditioning, electric and plumbing skills preferred.

Physical Requirements: Requires ability to bend at waist and work on knees, reaching overhead, climbing ladders, standing and walking for long periods of time, walking up to five to seven (7) flights of stairs at a time, working outside in heat or cold weather and other elements. May, on occasion, be required to lift and carry 50 pounds or more. Directly supports PMT, TPM, and energy reduction activities through team membership, innovative thinking, and completion of assigned projects. Coordinate with Engineering and perform equipment modifications to include the required change control documentation (CMR/EWR).

Train new colleagues on responsible processes. Coordinate training requirements from Engineering/Maintenance. Provide technical training for registered apprentices and manufacturing employees when assigned by maintenance supervision. Understand the use of predictive maintenance tools - Develop opportunities to use predictive tools by attending training and then training others in Laser Alignment - Vibration Analysis – Infrared – Ultrasonic. Develop tools (jigs) for standard equipment checks. Preventative Maintenance generation and or refinement of existing PMs.

Analyze machine failures for root cause and implement corrective actions. Assist in annual inspections. Monitor parts spending and reliability trends. Adjust, repair and install hydraulic, pneumatic and servo systems. Change out AC/DC motors when necessary. Utilize a laptop to communicate with PLCs and Servos to diagnose issues. Use a drawing package, multi-meter and other diagnostic equipment to determine electrical issues. Diagnose mechanical wear, alignment, adjustment, and setup issues. Develop standard work for troubleshooting and setups/changeovers. Perform emergency repairs and resolve PLC or various mechanical issues.

New Equipment installs – works with engineers, vendors, and equipment suppliers. Installation support – act as lead technician on floor, directing central maintenance and other supporting groups. Factory acceptance testing – works with engineer and quality to accept new equipment which could include being willing to travel with overnight stays for factory acceptance and training. Serves as a Subject Matter Expert (Pro) for maintenance related SOPs. Proficient in CMR, EWR, Cleaning reports, and other equipment related documentation as applicable to the area.

Notify the supervisor and take appropriate action if any safety, quality or discrepancy issues occur. Sustain a clean and safe work area using 6S principles. Learn, understand and apply rigorous quality standards, Standard Operating Procedures (SOPs) and Current Good Manufacturing Practices (c GMP). Investigate, identify and correct any inefficiency in machine performance. Communicate with outgoing shift personnel to obtain information regarding any problems with machines, materials, etc. encountered during the previous shift and review point of use tool inventory. What You'll Bring High School Diploma or GED and must be at least 18 years of age.

Associates degree in a technical related discipline (i. e. Industrial Maintenance), preferred. Minimum of 5 years of mechanical systems repair, industrial maintenance or equivalent is required. Basic English written and oral communication skills adequate to communicate with other team members. Understand verbal and written safety and quality instructions and read and comprehend written work instructions including words and drawings. Abiliity to perform basic mathematics. Basic computer skills required. Physical Requirements The ability to individually lift and carry up to 50 pounds.

Must be able to bend/stoop, squat, climb, reach above shoulder level, reach at or below shoulder level, twist and bend at the neck, twist and bend at the waist and balance. You are best suited for the role if you. Job Knowledge and Tasks Analyze test results, machine error messages, and information obtained from

operators in order to diagnose equipment problems. Clean, lubricate, and adjust parts, equipment, and machinery. Disassemble machinery and equipment to remove parts and make repairs.

Examine parts for defects such as breakage and excessive wear. Observe and test the operation of machinery and equipment in order to diagnose malfunctions, using voltmeters and other testing devices. Operate newly repaired machinery and equipment to verify the adequacy of repairs. Reassemble equipment after completion of inspections, testing, or repairs. Troubleshoot, install, repair and maintain the operating condition of industrial production and processing machinery and equipment, to include but

not limited to: hydraulic and pneumatic systems, motors, gearboxes, VFD/HMI/Servo control devices, conveying systems, industrial printers, valves, photo eyes, switches, heat exchangers, level controls.

Repair and replace broken or malfunctioning components of machinery and equipment. As applicable refer to blueprints and manufacturers' manuals to determine correct installation and operation of machinery. Operate and support industrial, refrigeration, boiler and utility operations. Cut and weld metal to repair broken metal parts, fabricate new parts, and assemble new equipment. Demonstrate equipment functions and features to machine operators. Enter codes and instructions to program computer-controlled machinery.

Complete scheduled preventative maintenance on equipment (planned and unplanned maintenance activities). Respond to production needs as they occur on the production floor. Complete accurate and timely documentation of maintenance records, work orders and task records. Accurately input and record PM (planned and unplanned activities into SAP or other MIS/ERP system. Comply with all Standard Operating Procedures (SOP's). Comply with federal, state and local safety regulations. Follow SQF and Company GMP and 5S guidelines to produce a safe and quality product Adhere to the Saputo code of ethics and actively apply the Saputo values.

Work together professionally in a team environment with coworkers and other department personnel. Other duties as required by management. Job requirements High school diploma or equivalent. Industrial ammonia refrigeration, high pressure boiler and utility experience. 1-2 year(s) prior industrial maintenance experience in manufacturing environment required. Ability to utilize computer-based maintenance planning/PM ERP platforms, SAP a plus. Ability to trouble-shoot electrical, hydraulic systems and pneumatic equipment.

Strong electrical background in addition to mechanical skills. Experience with computerized or automated controls and ability to read electric schematics a plus.
