The essential functions include, but are not limited to the following: Schedules, monitors, and/or performs preventative maintenance and apartment/hotel turns. Completes all needed repairs and improvements according to checklist of duties prior to all new move-ins. Ensures apartment homes have been properly caulked and sealed as

needed around windows, sink areas, toilets, bathtubs, and showers. Ensures residential and hotel units have been turned in a timely and efficient manner, as well as determines if work has been completed properly.

Inspects all sheetrock for damage and repairs or replaces as needed. Performs touch-ups and/or full paints as needed or as directed. Provides excellent customer service to prospective and current residents and promotes a quality living experience for all residents and guests. Provides on-call service when scheduled and performs emergency maintenance work when required. Assists with the upkeep of property grounds to ensure safety and cleanliness, and alerts Maintenance team to

items that need to be repaired. Assists supervisor with scheduling and communicating with vendors and contractors.

Assists with purchasing maintenance supplies needed to complete turns. Updates and completes the status of turns and work orders using company's property management software, including uploading photos to document apartment and property condition. Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention. Complies with all Company National Standards, applicable health, and safety rules and regulations, as well as applicable local, state, and federal laws. Performs other duties as required.
