BASIC FUNCTION: The Maintenance Technician is responsible for the facility being maintained in good repair at all times. This role will primarily focus on assisting our team with interior and exterior surfaces, fixtures, set up for meetings, grounds keeping and mechanical systems maintenance.

ESSENTIAL DUTIES AND RESPONSIBILITIES: Maintains all interior fixtures in good repair, including walls, woodwork, handrails, carpeting, wood floors, windows, light fixtures, etc. Under supervision, assist with vendor servicing and maintenance

of plumbing, electrical, HVAC, and other systems according to established procedures, manufacturer’s instructions, federal, state, and local regulations.

Will be responsible for cleanliness of facility, stewardship of historical buildings and day-to-day operations with multiple special guest, clients, tenants, staff and residents. Keeps maintenance log, for facility assigned, up to date by completing and noting routine maintenance checks including, as required: fire alarm system checks; water temperatures; checks, lubricates, and cleans facility equipment per PM work orders assigned by supervisor or administrator; use of computerized maintenance management system; cleans/replaces filters

on ventilation systems as assigned. MINIMUM QUALIFICATIONS: Must be able to perform a variety of maintenance tasks.

Must be able to work independently and take instructions as needed. Must be able to troubleshoot mechanical or electrical faults in facility’s systems for which qualified. Required to read, speak, and write English. Must enjoy and be able to work in a senior citizen environment. EDUCATION AND/OR EXPERIENCE: Must have a high school diploma or equivalent. Trade school courses preferred. 2 years minimum experience in general maintenance including painting, tile, drywall, carpentry, plumbing, electrical, HVAC, appliances. Journeyman level expertise in at least 2 of the above trades is highly desirable.

PHYSICAL REQUIREMENTS: Able to lift/move 50 lbs. – 80 lbs. using proper lifting techniques. Able to regularly lift and carry objects weighing 50 lbs. Able to maneuver tools, equipment, cart through halls, up and down ramps, in and out of elevators safely. Able to bend, squat, and stoop to floor level. Able to reach heights from 5 to 10 feet with appropriate aid of ladder and reach overhead. Spend 60% of day walking, 28% standing, and 12% sitting. Must be able to climb stairs. ESSENTIAL DUTIES AND RESPONSIBILITIES: Observe equipment in operation and evaluate potential problems for future repairs. Dismantle equipment to gain access to

and remove defective parts. Adjust function parts of equipment and control instruments. Repair or replace defective parts. Install special functional and structural parts in equipment.

Lubricate and clean parts. Start equipment to test their performance. Set up and operate lathe, drill press, grinder, and other metalworking tools to repair or make spare parts. Repair electrical equipment. Clean photoelectric equipment with contact cleaner. Remove and rebuild escapements by disassembling and replacing worn parts. Dismantle air cylinders and rebuild by replacing worn parts. Locate and repair pneumatics leaks and electrical faults with a multimeter. Adjusting feeding tracks and

escapement by adding or removing shims. Replace motors, motor control and clutches.

Trouble-shoot and repair electric motors. Replace conveyor belts by removing and disassembling conveyors. Remove parts jam by pulling bad parts out with required tool. Clean parts using solvents. Trouble-shoot with programmer using keyboard. Rebuild assembly equipment to upgrade for scrap reduction, quality improvements, etc. Develop cost savings ideas and implement same. Must be able to work mandatory overtime. The regular schedule for this position exceeds eight hours per day, 40 hours per week. Additional overtime is assigned as needed. Must follow all work rules and policies.

BASIC QUALIFICATIONS: One year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience PREFERRED QUALIFICATIONS: Strong mechanical ability. Ability to read, interpret engineer drawings. Knowledge of Injection Mold Process / Tooling. General knowledge of common molding resins (Polypropylene, Polyethylene, etc. ). Will determine the requirements to accomplish the work involved in the preparation of cost estimates and proposals, including review of tender documents and utilization of available resources. Be able to prepare proposals for competitive equipment bids and/or engineering studies at the scoping, pre-feasibility, and feasibility levels from the receipt of a client request or associated site visit up to and including final proposal submission.

Will lead the estimating process for a particular proposal and will be expected to schedule the work, prepare the estimates using estimating software, develop and write proposal documents in a technically competent manner, and deliver the final proposal on time.

Duties Analyze request for tender drawings, designs, specifications, and documentation to prepare schedules, cost estimates and bid documents. Apply labor, equipment and material requirements and costs to each estimate. Recommend vendors and subcontractors to be selected. Obtain vendor quotations and consult with vendors and engineering specialists to discuss and formulate estimates. Interface with other individuals in the organization to obtain, review and support the commitments required for the cost estimates.

Ensure historical data obtained from project records is stored in a centralized estimating database. Provide improvement recommendations to cost estimating procedures to reduce future discrepancies between estimated and actual costs. Prepare all tenders in accordance with the company bidding processes and procedures. Assist the proposal coordinator in meeting the deliverable requirements of all tender submissions including writing cover/lead letters, methods statements, exceptions and clarifications and other documents for the proposal.

Prepare back-up estimates and store originals and copies as per company procedures. Assist and support project management to ensure continuity between the tender and project execution. Be prepared to travel for site visits and inspections and to work in branch or joint venture partner offices. Travel may include international assignments. Travel period may range from one day to several weeks. A valid passport is required to be always maintained. Be able to make presentations to owners and clients on proposals completed for submission. Conduct risk reviews and checking duties in a manner that is responsive to corporate needs to ensure accuracy.
