for campus residents. Repairs and maintains machinery, plumbing, mechanical equipment, electrical systems and all HVAC/refrigeration equipment in accordance with diagrams, sketches, operating manuals and manufacturer specifications.

Compensation: This position is non-exempt from overtime pay. Major Tasks, Duties, and Responsibilities: Perform rounds and inspections on mechanical equipment including but not limited to chillers, boilers, pumps, electric motors, cooling towers, generators, water meters, etc. in order to identify and correct potential problems before they arise. Perform preventive maintenance and repairs on mechanical equipment including chillers, boilers, pumps, electric motors, exhaust and supply fans, cooling towers, air handling units, fan coil units, residential and commercial package and split units, water source heat pumps, walk in refrigerators/freezers, reach in refrigerators/freezers etc.

Understand the operation and water treatment of closed loop hydronic systems including comfort heating, comfort cooling, and WSHP condenser loops. Monitor and correct cooling tower and fluid cooler chemical levels. Troubleshoot and repair both control and high voltage electrical and electromechanical systems including motor starters, contactors, circuit breakers, receptacles, disconnect switches, VFD's, thermostats, PLC's, etc.

Troubleshoot and repair HVAC and refrigeration equipment to include compressor change-outs, txv replacement, refrigerant swaps, contactors, run and start capacitors, relays, fan motors, belts, valve bodies, actuators etc. Work with high and low voltage electric and communication systems including nurse call, door entry, and fire alarm systems. Troubleshoot and repair commercial and residential domestic water systems including PVC, ABS, Cast Iron, and Copper Troubleshoot and repair commercial kitchen equipment.

Correct or report all irregularities or obvious repair work to the Maintenance Supervisor or Director of Environmental Services. Assist with general maintenance and refurbishment needs in building residences. Complete all work orders as assigned. Responds to emergencies, security, fire and disaster calls. Be available on call as required. PERFORMANCE REQUIREMENTS The Contractor shall provide janitorial services as specified below every Monday, Wednesday, and Friday in all areas throughout the facility. CARPET MAINTENANCE: The Contractor shall vacuum all carpeted areas. After vacuuming, carpets shall be free of all visible litter, dust, and soil. Carpet maintenance shall include spot and bonnet cleaning, a process to applya spotting agent in a uniform manner to loosen all types of soil; or carpet soil extraction, a method whereby water is injected into the carpet to loosen and remove all types of soil.

Furniture shall be removed prior to spot and bonnet cleaning or carpet extraction and returned to its proper position. Upon completion of spot and bonnet cleaning or carpet extraction the carpet shall be free of soil, stain and residue; all baseboards, walls, doors and furniture shall be free of splashes, marks, streaks, etc. FLOOR CLEANING: The Contractor shall clean the entire floor surfaces, using a dust free method, including corners and abutments.

After sweeping floors, it shall be free of visible litter, dust, and foreign debris. The Contractor shall tilt or move all easily movable items, such as chairs, trash receptacles, etc. to clean underneath. MOP FLOORS: The Contractor shall mop all accessible areas, including corners and abutments. After mopping floors shall have a uniform appearance free of streaks, swirl marks, detergent residue, mop strands, or any evidence of soil, stains, film, and debris or standing water. The Contractor shall move chairs, trash receptacles, and easily movable items to mop underneath and return all moved items to their proper position.

After mopping floors there shall be no evidence of splash marks or mop streaks on furniture, walls, baseboards, etc. PERFORM LOW DUSTING: The Contractor shall perform low dusting in such a manner as to prevent airborne dust. After dusting all dust, lint, dry soil and other foreign debris shall be removed from surfaces of desks, chairs, file cabinets and other type of office furniture and equipment and from ledges, windows sills, hand rails, etc. The Contractor shall not dust computers, typewriters, business machines and equipment of similar nature.

PERFORM SPOT CLEANING: The Contractor shall perform spot cleaning by removing smudges, fingerprints, marks, streaks, etc. from washable surfaces of walls, partitions, doors and fixtures. The Contractor shall clean brass hardware, aluminum bars, stainless steel and other metal on doors. After spot cleaning the surface shall have a clean uniform appearance, free of streaks, spots and other evidence of removed soil. DISINFECT RESTROOMS: The Contractor shall disinfect all surfaces of partitions, stalls, faces of toilet bowls, urinals, dispensers, sinks and mirrors and other such surfaces, using a germicidal detergent.

After disinfecting all surfaces, they shall be free of streaks, stains, smudges or other foreign debris. CLEAN AND DAMP MOP RESTROOMS: The Contractor shall sweep floors to remove all visible litter, dust and foreign debris, then damp mop accessible areas. After mopping floors shall have a uniform appearance and be free of streaks, debris, standing water, or mop strands. There shall be no evidence of splash marks or mop streaks on walls, partitions, fixtures, etc. SERVICES UPON REQUEST(In the event services are required, they will be negotiated at that time and added to the contract via a modification).

â–ª Window washing - inside and outside glass this is to include all interior and exterior windows. â–ª Ceiling cleaningâ–ª Wash Fluorescent lightsâ–ª Emergency cleaningâ–ª Wash waste receptacles11. CONTRACTOR FURNISHED SUPPLIESNOTE: The Contractor shall provide environmentally preferable products and is required to provide a Material Data Safety Sheet (MSDS) for all potentially hazardous agents used within the facility to ensure the safety of the occupants and its employees. â–ª Liquid soapâ–ª Chemicals for sanitizing, disinfecting, deodorizing and cleaning NOTE: The following items supplied by the Contractor shall be the equivalent (brand name or equal) of the products specified.

Products determined to be unacceptable shall be required to be replaced at the Contractor's expense. â–ª Paper towels -â–ª Large roll paper towelâ–ª Toilet tissue -â–ª Seat covers Liners - trash receptacles -Contractor's equipment and/or cleaning materials to be used in the performance of this contract may be stored on site. Cleaning equipment and supplies shall not be left adrift so as to cause a safety hazard or allow use by unauthorized parties.12. GOVERNMENT FURNISHED FACILITIES AND EQUIPMENTThe Government shall furnish a designated area within the facility for use in connection with the performance of the contract.

This room shall be maintained in a neat and organized condition. No alterations will be made to this space without the written permission from the Contracting Officer's Technical Representative (COTR). Materials, supplies and equipment shall not be stored in areas other than what's assigned.13. SAFETY REQUIREMENTSThe Contractor shall take such safety precautions as are necessary to protect the lives and health of occupants of the building during performance of contract requirements.

The Contractor shall immediately correct any fire and safety deficiencies caused by his/her personnel.14. PERFORMANCE MONITORINGThe Contracting Officer's Representative (COR) will conduct quarterly inspections of the office(s) located at 2830 G Street, Ste. A/B, Eureka, CA 95501 to determine the cleanliness of the areas being provided janitorial services. The COR will communicate his/her findings with the contractor and then will determine the necessary steps to correct any deficiencies. Deficiencies will be corrected by the contractor within 30 days of notification of unacceptable service(s) or condition of the space being served.

Perform preventative maintenance on machines. In addition, perform and complete other work as assigned by supervisor. All employees must follow all Graphic Packaging safety procedures and policies. DESCRIPTION OF TASKS: Adjust / Repair Machines Throughout Facility: Make adjustments and/or repairs to all equipment throughout the facilities to keep them operational. Perform Preventative Maintenance on Machines:

Follow weekly, monthly, quarterly, and yearly maintenance inspection sheets or PM tasklists for the blanker, leak tester, slitter, baler, stretch wrapper, Lid Lines, Brown 800, autobagger, pad locker, conveyor, robots, cup machines and any other production/ support equipment or facilities.

Rebuild parts and make identified repairs if possible or write up notifications. Perform Tooling Conversions: Remove, clean, install tooling for various machines such as cup formers, lid lines, etc. Make all necessary adjustments and set proper settings. Test run equipment and make sure product meets quality standards. Install New Machines: Jack up the piece of equipment to remove the skid.

Set down the machine and level its legs using a leveler. Run the conduit for all electric hookups. Run air and vacuum lines. Install printer if necessary. Install side paper roll stand. Set up cup tubing. Prep Machines for Production: Run the machines to produce products and evaluate their quality. Inspect the rim diameter, rim thickness, cup height, and test the cups for leaks. Validate lid form and quality checks after PMs or troubleshooting. If all test results are satisfactory, turn machine over to operators for production. If test results are unsatisfactory, make necessary machine adjustments and repairs.

Repair Parts: Pick up and repair worn and broken parts from the Parts Room. When repairs are complete, tag the part as 'o. k. ' and label the part with its part number. Install New Parts: Receive orders from manager. Sign out necessary parts from the Parts Room. Install the part onto the specified equipment such as a cup machine, conveyor, baler, up-ender, pad-lockers, shredder, compressor, or slitter. Assist Mechanic " A" Assist Maintenance Mechanic A's with their duties as needed. Act as Operator: As needed, fill in as a Operator for various departments such as cups, blanking, lids, etc.

(see operator duties. MINIMUM JOB REQUIREMENTS: Previous mechanical and electrical experience highly preferred. Attention to detail is essential, as is the ability to read, analyze, and develop plans based on blue prints and assembly drawings/parts lists. Agrees to and abides by the Liability Procedures document that they will sign at time of employment.

Is prepared to stay overnight if necessary on occasional times of road closures. Works with the public, deals with winter and summer conditions, and fulfills requirements of avalanche control mornings.

Lift Maintenance: Proficient in all level II duties and responsibilities. 1+ years of experience as level II or equivalent experience. Assists with maintenance shifts during operations. Assists Lift Maintenance Manager in seasonal maintenance of all lifts. Works with and assists Lift Maintenance Manager throughout all summer and seasonal maintenance seasons. Responsibilities: Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion. Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist.

Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or lawn maintenance. Conduct walk-throughs of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.

Prepare for inspections. Be available for quick response per company policy when on-call. Attend staff meetings as required or requested. Other responsibilities as assigned by Manager or Property Supervisor. Working Conditions Work is typically performed at the property with moderate noise level; however, noise level will vary at times depending on assignment. Walking, standing, sitting, crouching, crawling and climbing are necessary throughout

the day. May be exposed to various weather conditions when working on the exterior of the property.

It may be necessary to lift weights up to 50 pounds. Qualifications Education: High School/GEDWork Experience: 2+ years of prior maintenance experience preferred Licenses/Certifications: HVAC certification preferred , valid driver's license with insurance required.
