What You’ll be Doing: • Collect trash and recycling bags door to door within a local apartment community and take

these items to the trash compactor or dumpster on the property site (no large or bulk items and no offsite driving and/or dumping) • Take required photos (arrival, departure, tracking, non-compliance) during service utilizing our company’s App Schedule: • Typically work 5 nights a week from Sunday through Thursday • Work 2-4 hours per shift with shifts starting at either 7:00pm or 8:00pm (some positions may have earlier start/end times and Sundays may require more hours) • Part time hours working 10-15+ hours per week What You Get: • Great pay - pickup truck owners and vehicles using trailers will receive the higher part of our pay range to compensate for the use of their vehicle.

DUTIES The Leasing Consultant reports to the Community Director and is responsible for but not limited to meeting with prospective residents, residents, vendors, and all guests of the community. Successfully overcome objections and practice closing techniques as outlined in the Introduction to Leasing Manual. A closing ratio of 50% or greater is required. Obtain pre-approval

and final approval, conduct move-in orientation, move in inspection, execute all documents, verify the utility accounts have been transferred into the name of the resident, and collect all monies due prior to releasing the keys to a new resident.

Assist with the process of re-certifications in accordance with the Section 42 Guidelines and Rich Smith policies and procedures. Handle and accurately complete all paperwork and reports associated with leasing activities. Maintain files of leasing paperwork and input leasing data into computers accurately and in a timely fashion. Process all applications for move-ins and re-certifications in accordance with the Section 42 Guidelines.

Submit completed move in and re-certification files to Compliance for audit. Work as a team with other employees on the property. Notify the Community Director of all conditions that are unsafe or are areas of concern. Ensure the leasing desk is neat, organized, and adequately stocked. Follow the Fair Housing Act at all times. Conduct work using sound safety practices. Maintain positive resident relations by responding to residents in a friendly, professional and timely manner. Place a strong emphasis on customer service in every action on the job, and help instill this value in co-workers.

Interact with residents and see that they are satisfied. Assist Community Director in other duties as deemed necessary by property circumstances or situations. QUALIFICATIONS Requirements1 Year leasing experience required! Great verbal and written communication skills. Outstanding focus on customer service! Ability to handle all basic office tasks (i. e. typing, filing, scanning, faxing, answering telephones, etc). Ability to multi-task and prioritize in a very busy environment. Excellent organizational and time management skills. Physical Requirements: Extensive mobility and good physical condition.

Must be able to perform the physical functions of the position, which may include, but are not limited to: ability to walk property, including multiple flights of stairs, to complete physical inspections, deliver resident communications, and show apartments. The Essentials Property management experience preferred. Ensure compliance with all Affordable Programs regulations and/or other federal, state, and local requirements applicable to the property.

Professional verbal and written communication. Administrative and organizational tasks. Presenting a professional image. Customer service focused. Operating computers and other technological devices to access email, internet websites for business marketing, and company-utilized software. Range: $18/hr 401(k) with Employer Match Up to 2 weeks Paid Time Off for first year, 3 weeks per year thereafter.
