Learn more. JOB SUMMARY: Coordinate and handle sales leads generated from the internet and telephone inquiries. Will facilitate a customer inquiry through preliminary product identification and financial pre-qualification, and then schedule direct appointments with community sales representatives. ESSENTIAL DUTIES AND RESPONSIBILITIES: Internet & Telephone Lead Responses:

Respond quickly, accurately and persuasively to all telephone and electronic leads (email, social media, Live Chat) from various sources such as Corporate DCT and the C3 Bucket.

The goal is to respond to all leads within 8 hours or less, but not longer than 24 hours. Provides consistent follow-up with all lead activities recorded at the 24 hour, 3 days, and 30 day milestones. Pre-Qualifications & Appointments: Qualify the lead based on individual preferences and product interest. Conduct preliminary financial pre-qualifications for purchasing a home. Adept at overcoming various sales objections and concerns. Set and schedule appointments for on-site sales representatives.

Data Tracking: Maintain C3 database of leads with updated information and customer notes. Track and report on conversion statistics. External Events: Contact real estate brokers and schedule presentations for Onsite Sales Representatives to increase broker participation in KB communities. Participate when needed at grand openings and community events. Community Coverage: Provide periodic back-up for community sales representatives during vacations/sick/personal days. EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS: Education/Certifications/Licenses: High school degree or equivalent required Associate or Bachelor's degree preferred Current local real estate license required Experience: Previous sales experience required using electronic modes of communication (on-line/telephone) 1-3 years intermediate to advance experience using Internet, Microsoft Office, and customized database programs Homebuilding industry experience preferred Knowledge, Skills & Abilities: Ability to connect with people using various electronic modes of communication Strong verbal & written communication, with the ability to take complex concepts and communicate accurately, persuasively and succinctly Action oriented, with the drive to push leads to successful closure (appointment setting) Proven ability of being customer centric by seeking solutions from the customer's perspective Proficient in Microsoft applications, including Word, Excel, Powerpoint and Outlook.

JOB SUMMARY: This position will assist the Forward Planning department by helping with plan check process and coordinating with outside consultants and various governmental or quasi-governmental agencies to secure approvals and permits to develop lots. ESSENTIAL DUTIES AND RESPONSIBILITIES: Permits and Approvals: Prepare, coordinate and process the following through all governmental approvals: all conceptual and construction drawings for project architectural product through staff and public hearings (as needed).

Assist with coordination between KB Architecture, Landscape Architect, Structural Engineer and internal team for the timely design and processing of plans through design review and construction document approval.

Responsible for revisions made to existing plans and distribution of revised documents to field and purchasing staff. Review construction documents to ensure proper compliance with the company's construction practices and product selection. Assist in the generation of required supplemental documents. This includes, but is not limited to: DRE submittals, Plot Plans, Lot Fits, Electrical plans, Flooring plans, Sales Offices, Construction Offices and Model home Complexes.

Research and prepare project related building permit fee and consultant cost estimates and prepare corresponding permit check requests. Prepare utility meter releases. Ensure certificate of occupancies are obtained. Department Support: Prepare and process all consultant contracts, addendum, change orders. Process/research all consultant's invoices; distribute to team members and obtain all necessary approvals. Prepare new vendor requests and activations. Acquire, track and exonerate project related bonds (Subdivision Improvement, DRE, Labor & Material, Performance, Tax etc.

) Acquire project related insurance certificates. Miscellaneous projects as needed. Responsible for reproduction orders, updating and distributing weekly reports and filing.
