This individual ensures adherence to Atria's operational and safety standards, as well as any applicable laws and regulations. Responsibly manage and supervise all maintenance, housekeeping, laundry and janitorial personnel including scheduling, assignment, direction, performance review (including input on pay adjustments), hiring and discipline consistent with Company policy.

Implement and monitor programs to maximize revenue, control expense, and improve customer satisfaction. Manage and/or complete the maintenance needs of the community to ensure the physical condition of the community meets standards

and contribute to Atria's annual business goals. Manage and/or complete all customer service requests using the Facility One work order system, including prioritization and delegation to assigned staff.

Maintain Company customer service standards and follow through on all work orders to ensure issues are resolved. Manage and/or complete the apartment home turnover and preventative maintenance programs to maximize the value to the community. backss the value of damage to the apartment homes and determine resident charges accordingly. Assist in the development of the annual maintenance operating budget and manage department expenditures within approved budget. Purchase parts, chemicals,

and paint according to our requirements for national account spending.

Inspect grounds, buildings and apartment homes on a regular basis to ensure that all physical aspects of the community are fully functional at all times. Inspect and monitor community and apartment homes to ensure housekeeping, janitorial and laundry employees are meeting Company standards. Implement, or direct the implementation, of all applicable Atria policies and procedures. Ensure compliance as needed. Negotiate with external maintenance vendors and suppliers as needed. Monitor and enforce contract terms via communication with the Executive Director. Ensure compliance with all federal, state and local laws, specifically Fair Housing regulations.

May drive Company vehicle from community (only if required by community). May perform other duties as needed and/or assigned. Qualifications High school diploma or general education degree (GED) required. Three (3) to five (5) years of multi-family property management or other building maintenance experience performing the duties of a Maintenance Technician or Maintenance Manager. Ability to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication and division in order to do basic calculations and analysis such as estimating and determining averages, percentages, and totals.

Solid performance management skills, including the ability to communicate performance expectations, document performance conversations, coach and document performance issues and complete performance management expectations as guided by the Company. Demonstrated ability to use independent judgment and discretion to make decisions designed to achieve Company expectations and goals for the community. Basic computer skills and proficient skills with Microsoft Office and operating standard office equipment. Demonstrated ability to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, extractors, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters and safety equipment and ability to train others in their safe and appropriate use.

Able to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment and to access and work in confined spaces or at heights in excess of 8-9 feet. Familiar with all types of surfaces and respective cleaners.

Experience in carpet cleaning (all types) and upholstery cleaning. Understands Lock Out/Tag Out procedures. Understands SDS Sheets. Able to be on-call and work weekends as required by work schedule. Position requires driving responsibilities (may use Company provided vehicle and/or personal vehicle). Must possess valid driver's license. Must satisfactorily meet and be in compliance with Atria Motor Vehicle Policy standards.

Supervisor is held accountable to ensure maintenance activities are carried out in compliance with all environmental, health, and safety requirements, policies, and procedures. This position reports directly to the Maintenance Manager. Responsible for planning, evaluating, organizing, and implementing assigned installation, maintenance and repair activities and coordinating with other departments

to assure minimum downtime for production and maximum safety of employees. Performs root cause analysis as well as implements sustainable countermeasures on losses related to maintenance.

Ensures Preventive Maintenance (PM) is accomplished in a timely manner and are to a high standard of quality. Requires change management, methodical/analytical problem solving and employee leadership skills with the ability to effectively apply those skills in a leadership capacity. Required Qualifications What do you bring? Experience as a Maintenance Supervisor or lead in a manufacturing environment for 3 years or more. A technical diploma or degree is preferred in the fields of engineering or manufacturing,

including; mechanical, electrical, industrial that provides a thorough knowledge of the skills utilized in manufacturing improvement activities.

Supervisory experience and 5 prior years of related work experience in a lean manufacturing environment preferred. 5+ years of experience building and leading teams with a track record of success, along with the ability to develop and implement action plans. Excellent written and verbal communication skills with all levels of the organization. Working knowledge of electrical systems, a plus. Knowledge of ISO 9001, 14001 and OHSAS 18001, is a plus, including continual improvement tools such as Lean Manufacturing, TPM, and Six Sigma.

High level of knowledge and understanding of computer systems and programs, especially proficient in Microsoft Office applications, e-mail and Internet access navigation. Experience in a manufacturing environment. Preferably with knowledge of or experience with the following equipment or systems Siemens, and Allen Bradley VFDs , Positive displacement pumps, Conveying systems, Allen Bradley PLCs, Web based manufacturing process, Coating systems, Rotary cutting, Variable drives, Load cell systems, Air compressors, Thermal Fluids, Automation, Batch processing, Advanced knowledge of troubleshooting and maintaining electrical & mechanical equipment such as motors, gearboxes, mechanical drive systems, bearings, chains, sprockets, belts etc.
